Neighborhood Description: Berkshire is a single family residential subdivision in Franklin developed by Creative Homes Inc. There are about 60 single family homes in the association. Location: The Berkshire entrance located off of 51st Street North of Rawson at Berkshire Drive. It is bordered by several other neighborhood associations to the South, East, and West. The northern edge of this neighborhood borders the Village of Greendale. When driving through this neighborhood you may not know when crossing into a neighboring association as the streets intersect seamlessly. This neighborhood is convenient to shopping and the freeway as well as the Franklin Public Library, City Hall, and Legend Park. Approximate time to downtown Milwaukee is about 15-20 minutes via Loomis Road and I-94.

Improvements ~ Each home is serviced by sanitary sewer & municipal water with laterals to the lot line, asphalt streets, underground gas, electric, telephone and cable TV service.

Architectural Controls: All lots in Berkshire Addition II are restricted to the erection of one story, story and one-half or two story, single family residence with a minimum of an attached two car garage, but no larger than a three car capacity.

Minimum Home Size
* One story – no less than 1800 square feet.
* One and one-half story – no less than 2100 square feet.
* Two Story – no less than 2100 square feet with 1000 square feet on the first floor.
* These restrictions are subject to the minimum floor area requirements and other applicable provisions of
the City of Franklin zoning ordinance.

Minimum Set Backs and Provisions
* Front yard-35 feet
* Side yards-10 feet
* Side yard corner-25 feet
* Rear yard-30 feet.
* Lot Owners are required to plant (2) trees, minimum of (1) tree to be located in front of home.
* All building plans, location of the home, exterior design, and all exterior color selections must be
approved by the Architectural Control Board of Creative Homes. Inc.
* Buyers to purchase from developer mailbox and cedar post, to be paid at time of closing.
* City of Franklin charges an impact & utility hook up fees, to be paid by Lot Owner, at the time of the
issuance of building permit. Buyers are encouraged to contact the City of Franklin for current fee
